LEGAL DOCUMENTS NEEDED TO PROVIDE WHEN VALUATION OF PROPERTY IS REAL ESTATE – MOVABLES

1. For Assets that are Real Estate

- Certificate of house ownership and land use right in the name of the owner showing GPS coordinates (If coordinates are not shown, an extract of the cadastral map must be provided, planning information verification .. .)
- Construction permits for construction works
- Design drawings, as-built drawings,... (for properties being townhouses, construction works) if any
- Purchase and sale contract with the project investor (for apartments)
- Extract of detailed planning map (if any)
- Other relevant documents

2. For the property being a means of transport
- Vehicle registration certificate
- Registration certificate
- Invoice (if any)
- Where there is no registration, registration (Provide purchase and sale contracts, invoices, and import declarations ... to prove the origin of assets)
3. For Assets that are Machinery and Equipment – ​​Production Line
 
- Customs declaration – For imported machinery and equipment
- Contracts for the sale and purchase of materials, machinery, equipment and goods
- CO - CQ (If any)
- Catalog (if any), main economic - technical parameters of materials, machinery, equipment and goods
- Other documents showing the legal or economic-technical characteristics of the property
- A list of assets to be appraised, clearly stating code symbols, types, specifications, capacity, specifications, place of manufacture, year of production and quantity of each type of property.
Particularly for means of transport for purposes of valuation for accounting, mortgage, capital contribution or transfer, the unit must arrange a time to appraise the current state and must provide:
- Vehicle registration certificate
- The certificate of inspection of technical safety and environmental protection of road motor vehicles is still within the permitted period of circulation (For assets being machinery, equipment, production tools)
 
4. For Land Use Rights + Construction Works, Factories, Workshops
- Certificates of land use rights
- Land purchase and sale contract -- For the acquisition of land use rights/infrastructure of the industrial park
- Drawing of the current state of the overall construction site (In case the ownership rights have not been granted in the land use right certificate)
 
5. For appraisal of land lease right advantages
- Land lease agreement
- Land allocation decision - When renting land from the State
- Invoice and proof of payment of land rent tax
