THE PROCESS OF LAND PRICE APPRAISAL FOR THE AUCTION OF LAND USE RIGHTS

Step 1: Prepare documents including:

A written request to determine the starting price of the appraisal opportunity or the auction organization: 01 notarized copy;

Land use right auction decision approved by a competent state agency: 01 copy;

Cadastral dossier (information on area, location, land use purpose, land lease form, land use term...): 01 copy.

Step 2: Develop an appraisal plan

After receiving the needs and information from the customer, the appraisers will develop a price appraisal plan to clearly define the scope, content of work, progress of each work content and progress. performance of the entire appraisal.

Step 3: Actual survey

After receiving a complete set of appraisal dossiers from the valuation requesting unit, experts/appraisals will conduct actual surveys and study legal documents and by other necessary professional methods to conduct property valuations.

Step 4: Complete the appraisal report

Prepare valuation reports according to the provisions of law and Vietnam Valuation Standards.

Step 5: Control

After the appraiser prepares the appraisal report, the report will be transferred to the Control Department and the Controllers will re-check the entire form and content of the report including: asset appraisal value, legal and technical information of assets, customer information, appraisal purposes, appraisal methods... before issuing appraisal reports and certificates to customers.

Step 6: Issuing Valuation Report and Valuation certificate

After the control department has approved the audit report and certificate, the certificate will be officially issued and sent to the original appraisal requester. At the same time, the copy of the report and the certificate will be kept on file for comparison and customer support when needed.
